What are floorplan services?

Measurement services are just what they sound like: Based on your needs, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser measures your home or property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like closets, entryways, and pantries. They may sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total living area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are floorplan services needed?

Challenging real estate taxes

Property tax records frequently reflect the wrong square footage because the values can come from several sources, and sometimes go unproven — which means you may be taxed for more square footage than you actually own! Unless an appraiser has recently performed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting your property up for sale

A measurement service will secure fair market value for your property. Area is one of the biggest elements potential buyers consider when purchasing a house — but since these values are often approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service carried out by an appraiser (after any remodeling that may have affected square footage).

For real estate professionals

To ensure that your client's property closes at a price that accurately reflects true market value, we suggest asking for a measurement of the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tactic for getting potential buyers interested because they can see the layout and features of the house before and after a tour.
